Will You Get Serious
Buyers?
If you are considering selling your home yourself,
there are some important facts you should know.
TIME IS MONEY WHEN SELLING YOUR HOME!
It takes owners much longer to sell their own homes for many reasons. The first
reason is obvious ~ you probably already have a full-time job. I am devoted to
my career and perfecting my business. Continuous education, market research and
experience are combined with an excellent marketing network to sell your home
quickly for the most money possible. Vast computer networks and a database of
ready buyers allow me to find the perfect buyer for your home quickly.
Owners do not have the luxury of only dealing with pre-qualified buyers. Many
“good” buyers may slip through your fingers while you negotiate with a buyer
who does not qualify for the value of your home. I will only present offers from
qualified buyers who are able to purchase your home today!
Owners who try to sell their own home typically receive less than the market
value of their home. Each day that your home is on the market costs money;
advertising the home is expensive, bridge loans may be necessary, you may be
obligated to another mortgage, and when the burden becomes too great, owners
tend to accept offers below market value just to sell the home.
AN AGENT ENSURES YOUR BEST INTERESTS ARE REPRESENTED!
An agent works for you to protect your interests throughout the entire process
of selling your home. I have spent years researching and establishing
relationships with trusted appraisers, title insurers, mortgage lenders, and
escrow agents, etc. If you sell your own home, you will need to research and
retain an attorney, title insurer and escrow agent. Generally, owners do not
receive the industry discounts on these services that are afforded to top
producing real estate professionals. Also, they are not retained to look after
your best interest. Each of these professionals is simply retained to process
the necessary regulatory paperwork. They do not care if the terms of the
transaction are in your best interest.
YOUR HOME IS ADVERTISED IN VENUES NOT AVAILABLE TO OWNERS
As an owner selling a home, you are limited to an ad in the newspaper and a sign
on the lawn (usually not professional in quality) to market your home to the
public. You are required to field all of the responses to your ad, including
those from buyers who are “just looking”. You wouldn’t want to miss a
single call ~ it may be the buyer you are waiting for. I am available around the
clock to field responses on your home. My proven marketing program is detailed
herein as Bart’s Action Plan.
Buyers who are serious about purchasing a home turn to professional real estate
agents for the same reasons as people who are serious about selling their home.
They want professional, efficient service so they can find a home quickly.
Today’s real estate community has the most advanced information highways in
real estate history. Finding a home on the market that is not listed in the
network is like finding a needle in a haystack of houses.
Eighty-five percent of serious, qualified buyers look for a home through an
agent via the information network. As a homeowner not represented in the real
estate database, your home will not be reviewed by 85% of serious qualified
buyers.
The remaining 15% of the buyers may see your home in the following ways:
Via Word Of Mouth
The results of this method are unknown.
A ‘FOR SALE’ Sign In Your Yard
Eighty-five to 90% of the signs advertising a home for sale are by real estate
agents. The remaining 10-15% by owner.
In The Paper
Eighty-five percent of the ads in the newspaper are placed by real estate
agents. Only 15% of the ads are by owner.
At An OPEN HOUSE
Eighty-five percent of all open houses are held by real estate agents. Only 15%
of the open houses are held by owner.
Only serious qualified buyers will be brought to you!
