Loan Application
CHECKLIST: WHAT YOU SHOULD BRING TO THE FORMAL APPLICATION
Home Address
The Lender will need to verify addresses for the past two years. If you have
been renting, he/she will need the name, address and phone number of your
landlord.
Social Security Numbers
All borrowers on the loan are required to have a Social Security Number.
Driver’s License
Or other acceptable picture ID.
Employment
Again, the Lender must verify two years of employment. Besides names and
addresses of employers, bring in the two most recent W-2's plus your latest pay
stubs.
Additional Income
Any income that you wish to use in qualifying for the loan must be verified in
writing.
Self Employment
Where your ownership in the business is greater than 25%, you will need to
submit the most recent two years Corporate or Partnership tax returns and a
current Profit and Loss Statement and Balance Sheet. The Lender will also need
your complete personal tax returns for the most recent two years.
Funds for Closings
The Lender must verify in writing the source of all funds that will be used for
closing. If your funds are in a Bank, your last three months statements will
suffice. Other sources of funds must indicate a three-month history.
Creditors
Please supply the names, account numbers and balances of all loans and charge
cards.
Other Obligations
Please supply the balances and monthly payments of all additional obligations
(if alimony, child support or separate maintenance is paid, please provide a
copy of your divorce decree and / or maintenance agreement).
Mortgage Information
If you own or have owned real estate in the past two years, please supply the
name and address of the lender, the loan type and loan number for each property.
If income property is owned, please provide the property address and a copy of
the rental agreement for each home.
VA Documents
If you are applying for a VA loan, the lender will need a copy of your military
separation Form DD-214. If you have already obtained your VA Certificate of
Eligibility please provide it.
Real Estate Purchase & Sale Agreement
Sometimes called the Earnest Money Agreement. If you have entered into a
contract I will provide the lender with a copy or you can take one with you.
